Roller Shutter Maintenance for Commercial and Industrial Sites

13 October 2026 · Prestige Door Services

A roller shutter on a commercial or industrial site can cycle hundreds of times a week. Like any hard-working machinery, it wears, and small issues turn into breakdowns when nobody is looking at them.

Regular maintenance keeps the door moving freely, protects the motor, and catches problems while they are still cheap to fix. It also keeps the door safe for the people working around it.

What a roller shutter service covers

A proper service is more than a quick look. Depending on the door, a technician will typically:

  • Inspect the curtain slats for dents, wear and damage
  • Check and clean the guide tracks, and lubricate moving parts
  • Test the balance and tension of the door
  • Inspect the motor, limits and safety devices
  • Check fixings, brackets, drums and springs for wear
  • Test manual override and emergency operation

Warning signs your shutter needs attention

  • The door shudders, sticks or moves unevenly
  • New noises: grinding, squealing or banging
  • The door is slower than it used to be
  • The motor strains or stops part way
  • The curtain sits crooked or does not close fully
  • Visible damage to slats, guides or the bottom bar

Any of these is worth a look before the door fails completely. A door that jams shut on a loading dock, or will not close at the end of the day, is a security and safety problem, not just an inconvenience.

What you can do between services

Site staff can help by keeping the tracks clear of dirt, pallets and rubbish, hosing down the curtain occasionally, and reporting new noises or changes in how the door moves. What staff should not do is adjust springs, cables, drums or motor settings themselves. Those components are under tension and need the right tools and training.

How often should a commercial shutter be serviced?

It depends on how hard the door works. A shopfront shutter used twice a day needs less attention than a distribution centre door cycling all shift. High-use doors generally benefit from more frequent servicing, and a technician can recommend a schedule based on your door and usage.

If your door is already playing up, our roller shutter repairs team works on commercial and industrial doors across Brisbane, Logan, Ipswich and the surrounding regions, and most repairs are completed in a single visit because common parts are carried on the van.

How long does a roller shutter service take?

Most services are completed in a single visit. The time depends on the size and condition of the door, and any repairs found during the inspection.

Can we keep using the door if it is making noise?

A new noise is the door telling you something has changed. Light use may be fine short term, but grinding, banging or straining should be checked promptly, and a door that is sticking or moving unevenly should be taken out of service until it is inspected.

Do you service doors you did not install?

Yes. We service and repair most makes of commercial and industrial roller shutters and motors, whether or not we installed them.
